July property prices and sales in Eastside | Immovable


Here’s the latest bundle of information and news for Eastside home buyers and sellers.

As home buyers start to get more picky with more choices available, home prices in LA continue to rise this summer. The LA County median selling price hit $ 795,000 in July. This is a record, said the Los Angeles Times.

On the east side, July was a mixed bag. Some neighborhoods, like Echo Park and El Sereno, have seen the median sale price jump more than 30% from a year ago. But most neighborhoods posted more moderate gains, and some places, like Boyle Heights and Los Feliz, saw declines.

  • Single-family homes sold: 20
  • Median Selling Price: $ 1,450,000
  • Change from a year ago: 28.1%

Boyle Heights (90033)

  • Single-family homes sold: 4
  • Median Selling Price: $ 583,000
  • Change from a year ago: -0.3%

Boyle Heights South + East LA (90023)

  • Single-family homes sold: 5
  • Median Selling Price: $ 550,000
  • Change from a year ago 7.1%

Cypress Park, Glassell Park and Mount Washington (90065)

  • Single-family homes sold: 36
  • Median Selling Price: $ 1,000,000

Hi and down: The most expensive Eastside home sale in the past week was a 3-Los Feliz Spanish Revival room with guesthouse and pool which sold for $ 3,538,000 ($ 457,000 on request); the lowest was a 2 bedroom condo in Monterey Hills it cost $ 512,000 ($ 12,000 more than requested).

Real estate reductions

$ 20,000 on the Echo Park condo; $ 31,000 cut from El Sereno 3 bedroom; $ 72,000 cut on Atwater Village Triplex

Here are a few examples, followed by a breakdown by neighborhood, of recent price drops on homes, condos, apartments and other properties in the Eastside.

Condo Parc Écho: $ 20,000 installment on Lago Vista unit with 2 bedrooms, 1 bathroom, newly remodeled kitchen and private balcony overlooking Echo Park Lake. The complex includes a swimming pool and well-maintained grounds. Now $ 729,000.

El Sereno 3 bedrooms: $ 31,000 off potential investment opportunity home with 1.5 baths and front yard with parking space. or adding an ADU. The property is located near downtown, Cal State LA, and USC’s Keck Hospital. Now $ 559,000.

Triplex Village Atwater: $ 72,000 chop on 3 recently renovated units. One unit has 3 bedrooms and 2 bathrooms. The front unit has 1 bedroom, 1 bathroom and an outdoor seating area. The bonus unit has 1 bedroom and 1 bathroom with a living area. Now $ 1,377,888.
